Low Foreclosure Rate in Big Canoe

Nationally, foreclosed homes accounted for 24% of all residential sales in the second quarter of 2010. The average sales price of properties that sold while in some stage of foreclosure was more than 26% below the average sales price of properties not in the foreclosure process—down slightly from a 27% average discount in the first quarter of this year. Contrary to the national trend, foreclosures account for only 3% of sales in Big Canoe. This is “good news, bad news” for someone looking for a home in Big Canoe. The community is stable but there are not many foreclosure bargains. There are, however, other well priced homes available in Big Canoe and prices are down. Contact me for my “Best Buy” list.
